Buying real estate on Big Island

Hawaii Island — known as the Big Island — is the largest island in the archipelago and the one with the greatest range of landscape, climate, and price point. The dry Kona Coast on the west side is home to resort and residential communities including Kailua Kona, Waikoloa Village, Keauhou, and Holualoa. The wetter Hilo side on the east offers more affordable homes close to rainforest, waterfalls, and the University of Hawaii at Hilo campus.

The Big Island attracts buyers who want space, value, and a connection to the land that's harder to find on Oahu or Maui. Active volcanic landscapes, black-sand beaches, coffee farms, and the upcountry ranching community of Kamuela (Waimea) give the island a variety of lifestyles found nowhere else in Hawaii. Lava zones are an important factor — properties in Zones 1 and 2 carry higher risk and may affect financing and insurance, while Zone 3 and above are broadly insurable.
