As previously mentioned last week, another real estate “bull-run” may be coming sooner than anyone expected.

Stock markets yesterday resumed a powerful rally that started last week, as a result of falling bond yields. The S&P 500 was lifted out of correction territory, in one of the shortest comebacks since the 1970’s. Oahu’s median price per square foot shot up, to new all time highs.

 

For the newest listed properties on the island, I’m starting to see multiple offers, and over list price scenarios again. A majority of homes on-market have not benefited from this action yet, still weighted down by uncertainty and seasonality. For value seeking buyers in today’s market, I’m advising to focus on homes with over 30 days on market - to snipe a good deal.            

 

The wealth effect, and how it relates to Oahu’s real estate market

 

The wealth effect is a behavioral economic theory suggesting that people tend to spend more, as their homes and investment portfolios increase in value. They “feel” richer, even if personal take-home income doesn’t change. This was on full display during 2021, when real estate activity, helped by one-in-a-lifetime low interest rates, soared alongside unprecedented stock market gains.

 

In higher priced markets such as Hawaii, a majority of down payment funds come not from savings, but liquidation of another asset such as stocks, a retirement account, or another piece of real estate. Regardless of the reality of the economy - if the stock market continues to rally upward, this will eventually cause a sector shift; in which savvy investors will rebalance their investment portfolio out of equities, and back into real estate. Adding lower interest rates into the equation, will only further fan the flames of an already warming real estate market.      

 

September 20th Rate Update with Pua

 

Before September, today's rates would have been depressingly high, but they represent significant progress from October's multi-decade highs of over 8% for conventional 30yr fixed rates. For the same scenario, Monday’s rates are down 5/8ths of a percent from those peaks. For the bond market that underlies and dictates day-to-day rate movement, it is shaping up to be an uneventful couple of weeks.  Surprises are always possible, but without them, there isn't much on the calendar of scheduled events that would cause a big reaction in rates.

 

Future moves of inflation are key data points to watch. With inflation being stubborn, that will make the case for rates being higher for longer. Richmond Federal Reserve Bank President Tom Barkin said Monday that inflation has come down nicely, but some businesses are planning to keep raising prices and that means the Feds should hold rates at relatively high levels for a long time. Financial markets now expect that the Fed will quickly cut rates by 100 basis points next year beginning in May.

Tomorrow is CRITICAL for the Oahu Housing Market

Good afternoon, and happy Monday! All eyes are on fresh economic reports coming out this week - with results certainly affecting how the Federal Reserve will adjust interest rates moving forward. Significant volatility in the stock and bond markets is expected tomorrow.

Historically, results of new CPI reports are one of the most important benchmarks the Federal Reserve uses to contemplate policy moves. If tomorrow’s report comes in hotter than expected, the chances of another interest rate increase is great. On the other hand, a report coming in lower than expected signals that current hawkish policy may be successful in bringing down inflation.  

 

So why should you care, and how does this affect Oahu housing prices?

 

Current market pricing signals no further rate increase this year, with a 0.75% rate decrease by the end of 2024. I’ve found most would-be buyers are waiting for mortgage rates to hit around 6%, before pulling the trigger. If tomorrow’s report leads to a future interest rate decrease, all the new buyers coming into the market at once will certainly lead to another real-estate “bull-run”.

 

Bidding wars, multiple offers, and ultimately higher real estate prices ahead. It would make sense to purchase now, beat the crowd, and ride the wave of future price appreciation?

Either way, tomorrow is critical for the Oahu housing market moving forward.

 

Today’s Rate Update with Pua

 

Mortgage rates began the day at the highest levels in nearly 2 weeks.  The underlying bond market had been losing ground steadily since last Thursday and there was some follow-through to that negative momentum early today.  Weaker bonds = higher rates, all other things being equal.

 

However, bonds recovered from 10am EST through the end of the day and the specific bonds that underlie mortgage rates did even better than their Treasury benchmarks.  This allowed almost every lender to issue updated, improved pricing in the afternoon.  With that, lenders were close to the rate offerings seen on Friday 11/10.

 

Uncertainty is expected as far as tomorrow is concerned: The Consumer Price Index (CPI) will be released at 8:30am EST and has the power to send rates sharply higher or lower depending on the outcome. 

 

CPI is the most important inflation report for the bond market and one of the only pieces of economic data that can rival the big jobs report when it comes to market movement potential.

“This for $400,000, what’s wrong with it?” Was my first thought when seeing this home listed for sale. Upon performing some due-diligence, it was revealed to have extensive foundation & structural issues (Look at the brick wall and doorframe, to the right of the home) which as of today, is now disclosed in the property listing.

Mortgage Rates CRASH following latest economic data

The Federal Reserve paused rate hikes for a 3rd straight time this year - if you’re considering a real estate purchase in Hawaii, is this good news?

Investors are growing hopeful that the Fed’s rate hiking campaign may be coming to an end. After last Friday’s weak jobs report showing a rise in unemployment rate, treasury bonds sold-off, while major stock indexes soared to it’s best week since November 2022.  

 

So what does this mean for the Hawaii real estate market?

 

Pending sales, or properties actively under contract to purchase, has steadily declined at a rate of around 300 a month, since the Fed started increasing rates in March 2022.  I don’t expect this trend to reverse until early next year. In this slower market, a homebuyer in most cases will be able to negotiate price reductions and seller credits to their hearts content. If you’re considering selling your home, it’s critical to price your asset correctly. Even now, there’s almost 8,000 active contracted buyers out there.

There have been more than a few days in the recent past with absolutely massive day-over-day swings in mortgage rates. In fact, on each of the 4 days of the month, mortgage rates changed by more than 0.10%, which is a relatively large move even when it shows up all on it’s own.

 

But the volatility is dying down quickly in the current week, in not a bad way either. Putting Monday’s corrective spike aside, the past two days have seen the average 30yr fixed rate fall by a total of less than 0.10%.
